One57 - Hotel, Retail, and Luxury Condominium Residence Tower (New York, NY)
AKF's multi-family experts partnered with Extell Development Company to provide MEP/FP engineering services for this mixed-use luxury hotel and condominium tower. At 1,005 feet in height, it is one of the tallest buildings in New York City. The iconic high-rise, mixed-use building designed by Pritzker-Prize winning French Architect Christian de Portzamparc, features 94 ultra-luxury condominiums above a 5-star Park Hyatt hotel providing residents with complete, unobstructed views of Central Park, the Manhattan skyline, and both the Hudson and East Rivers.
The Park Hyatt Hotel serves 210 hotel keys with on-site laundry facilities and underground retail parking accommodating approximately 35 cars. Amenities include a retail spa, fitness and locker area, indoor swimming pool and jacuzzi, a 1,900 SF ballroom, restaurant, bar/lounge, library, and conference meeting rooms. The mechanical systems include four-pipe fan coil and guestroom mechanical ventilation. Sustainable features include DHW preheating, Variable Frequency Controllers on all large pumps and fans, and a cogeneration microsteam turbine providing 275 kW onsite electric generation. AKF also custom engineered high-efficiency, low acoustic air-cooled chiller with evaporative cooling, encompassing modular high-efficiency components, such as Variable Frequency Controllers.
The 94 ultra-luxury residential condominiums include two duplex units and on-site parking. Amenities include a performance hall, an atelier artist studio, a private fitness center, a library/ lounge, and dining/conference facilities. MEP infrastructure features include 4160 V electrical
distribution with tower floor substations, and high pressure steam risers with local pressure-reducing valve stations located on various tower floors. Sustainable features include air-to-air energy recovery, domestic hot water preheating, apartment mechanical ventilation with humidification, and Variable Frequency Controllers on all large pumps and fans. AKF also
provided design of individual build-to-suit apartment renovations.
AKF also designed an emergency back-up generator (2.5 MW) to support the entire hotel and portions of residential back of house and apartment loads, as well as the state-of-the-art hotel and residential building management systems, incorporating extensive submetering.
